Proposed Residential Development at Lingwell Gate Lane, Wakefield


THE PROPOSED DEVELOPMENT

Avant Homes (West Yorkshire) Ltd are in the process of preparing a planning application for a residential development at a site known as Land East of Lingwell Gate Lane, Wakefield. The application will seek full planning permission for the delivery of 80 homes.

Whilst the land is currently allocated as Green Belt within Wakefield Council’s adopted Site Specifics Local Plan (SSLP) 2012, the site is expected to be removed from the Green Belt in January 2024 when Wakefield Council will adopt its new Local Plan 2036. The site is known as housing allocation LP51 within the new Local Plan 2036. A Draft Proposed Site Plan which has been informed by the technical assessment work undertaken to date has been produced as part of this consultation exercise. This plan outlines our vision for sensitively developing this site.


Key features of our proposed development include:

Deliver 80 high quality, well designed and energy efficient houses, of which 24 will be affordable homes to buy and rent which will assist in meeting identified local housing needs;

An inclusive and accessible development offering a wide range of 1, 2, 3 and 4 bed terraced, semi-detached and detached dwellings, designed to meet the needs of all the community including young and growing families, first time buyers and downsizers;

Our draft Proposed Site Plan highlights a multi-function area to the east/southeast corner of the site comprising of a dry sustainable drainage basin and an area of public open space;

Existing trees and hedgerows around the perimeter of the site will be retained and enhanced through new native planting which will form part of a structural landscaping scheme. The scheme will take into consideration the findings of ecology and arboricultural assessments to deliver a complimentary drainage and landscape strategy that will increase the biodiversity and hedgerows by at least 10% through a combination of on-site and off-site measures with additional tree planting in other areas where possible around the site;

Designed with careful consideration of the existing landscape and neighbouring built form, the proposed scheme seeks to complement the existing character of the area and address the key site constraints, whilst offering a variety of affordable housing options to satisfy a diverse range of potential homeowners;

The development will reduce carbon emissions by at least 31% through fabric first design improvements. Additionally, ‘alternative and renewable’ low-carbon technologies within the new homes, will include wastewater heat recovery, Solar photovoltaic (PV) converting sunlight into electric, electric vehicle charging points and flue gas heat recovery.


TECHNICAL CONSIDERATIONS

Our Technical Team are assessing a range of site-specific technical matters. These assessments cover technical matters such as current site conditions, ecology, contamination, archaeology, access, highways and noise. All supporting technical information underpinning the scheme will be publicly available at the time the application is submitted to Wakefield Metropolitan District Council as the Local Planning Authority.
